Property Details

FactChex validates property listing details. We find many details in listings that are inaccurate or completely false and it is the buyer’s responsibility to fact check all details.

FactChex can help! Many factors can drastically affect property value such as a concrete/CBS house actually being, incorrect square footage, incorrect number of bedrooms or bathrooms, pools without permits, etc. Once the sale is complete, it is very hard to do anything after the fact. Public Records

FactChex goes to the city/county and requests public records for the property and checks for open permits. Sellers are liable for open permits and there is a section in the sales contract for the seller to disclose any open permits. This does not always happen.

FactChex discovers open permits to deal with during the sale. Once the sale is complete, open permits become the buyer’s responsibility. Work done to a property without a city permit could lead to demolishing add-on rooms, replacing a roof, rewiring a house, filling or destroying a pool, etc. Title companies usually only research liens against a property, and do not deal with city or county records. Title companies can not be held liable when a permit is missed during the sale. Available historical city/county permits are retrieved, collected and delivered to the buyer.

Property History

All property has history. Most are never aware of what a property has experienced. Many houses are “flipped” or renovated and resold within a year or two and the seller only has history of the property repairs. FactChex produces the missing history.

FactChex researches for historical service records, reports, & inspections, discovers other repairs and work performed on the property not recorded with the city/county to produce a complete historical record of the property.
